How do you find an apartment in Germany?

Search ImmoScout24 (biggest, paid Plus tier speeds replies), WG-Gesucht (rooms/shared flats) and Kleinanzeigen (private landlords), and reply within hours with a complete application folder: Schufa report, last 3 payslips, ID copy and a short introduction. In tight markets landlords pick from the first complete applications, not the best people.

Understand the price you're reading

  • Kaltmiete = base rent. Warmmiete = base + Nebenkosten (building costs, heating). Budget on WARM + electricity + internet + Rundfunkbeitrag.
  • Kaution (deposit): max 3 months Kaltmiete, payable in 3 installments by law.
  • Provision: agent fees for rentals are paid by whoever hired the agent (Bestellerprinzip) - usually the landlord. If you're asked to pay a finder's fee for a normal listing, walk away.
  • Yearly Nebenkostenabrechnung settles actual vs prepaid costs - refunds and back-payments of hundreds of euros are both normal.

The application folder (Bewerbermappe) - prepare ONCE

  1. Schufa-BonitätsAuskunft (guide) - fresh, under 3 months
  2. Last 3 payslips (or contract for new starters + employer letter)
  3. ID/passport copy
  4. Mieterselbstauskunft (self-disclosure form - templates online)
  5. Previous-landlord confirmation of no rent debts (Mietschuldenfreiheitsbescheinigung) if you have one
  6. Short intro: who you are, job, non-smoker/pets, desired start

Viewing and winning

Group viewings are normal: 20 people, 15 minutes. Dress like it's a job interview, bring the folder printed too, ask one intelligent Nebenkosten question, follow up same evening. New arrivals without Schufa: lead with employment contract + salary, offer employer reference; some landlords accept a larger deposit alternative via Kautionsbürgschaft.

How much income do landlords want?

The 3x rule: net income ≥ 3x Kaltmiete is the standard screen.

Can I negotiate rent?

Rarely on desirable flats; sometimes on long-vacant ones. Negotiate start date and kitchen takeover instead.

The flat has NO kitchen?!

Normal: many German rentals come without one. Buying the previous tenant's (Abstand) or IKEA is standard - budget €2,000-5,000.

What is a Zwischenmiete?

Legal sublet while a tenant is away - good Anmeldung-friendly entry, check the main landlord approved it.

Berlin-specific limits on rent?
